1) The Leaseback is a Tax incentive offered by the French Government allowing buyers to receive a 19.6% VAT tax discount and receive rental returns from a management company with a minimum rental agreement of 9 years.

2) As it is a Tax incentive from the French Government, it is only available to properties located in France. They are available to anyone regardless of their Citizenship status

4)Usually the properties available are in high Tourism locations, such as the French Riviera and paris. We have many programs available in other areas such as Ski resorts and close by major French Universities.

With the Leaseback plan you buy a freehold property, then grant a management company the right to use it for short term tourist rental, for a minimum of 9 years. (most leasebacks are for 11 years).

In return you receive a major tax break from the French administration as well as a net rental income for the duration of the contract.

Anyone can buy a lease back property, there are no restrictions for non-residents. The Leading French Banks will lend up to 100% of the property value( including VAT tax) and by this use of leveraging, you invest a relatively small amount.

The apartments are fully furnished and decorated, they are managed by professional Management companies. In many cases the buyer receives personal  usage.

All costs are covered, such as: Management fees, City Tax, Water, Electricity, Heating, AC, Telephone bills, Re-decoration costs, TV license, Insurance.
